I started my career in real-estate during the recent sales frenzy in the Phoenix AZ area. Many of my first clients in the Phoenix area were investors from California and Arizona.
In that market homes were flying off the MLS after only 2 or 3 days. New Home Builders were charging $10,000 for earnest money, lot premiums on tract homes were as much as $25,000 or more and there were “no investor” clauses in purchase contracts.
As in many places, the market softened with a glut of homes on the market, prices dropped steadily and new builders offered enormous incentives trying to unload their inventory some giving up to $70,000 off for a new home.
During this time I gained enormous experience in moving on deals fast, finding buyers great deals and helping my sellers get a great price and close a deal in a sagging market.
